Everything you need to know before you rent in Dubai.

Nothing. In Dubai, real estate agency fees for residential rentals are paid by the landlord, not the tenant. You get full representation, negotiation, and contract support at zero cost to you.

You'll typically need: passport copy, UAE visa copy (or entry stamp for new arrivals), Emirates ID, and sometimes a salary certificate or employer letter. We guide you through exactly what each landlord requires.

Ejari is the official RERA tenancy registration system. Your contract must be registered on Ejari to be legally recognised — it protects your rights as a tenant and is required for DEWA connections, parking permits, and visa renewals.

Yes. We facilitate virtual tours via video call, digital contract signing, and can even arrange key handover with a trusted contact on your behalf. Many of our expat clients have signed before landing.

Most residential leases in Dubai are 12 months and renewable annually. Some landlords offer 2-year agreements at a discounted rate. Short-term leases (monthly) are also available through our vacation homes division.

Rent is usually paid by post-dated cheques — 1, 2, 4, or 12 cheques per year. Fewer cheques generally means lower rent (landlord gets certainty). Monthly payment is rare but possible for furnished units. We negotiate the cheque structure as part of the deal.
